United Center Income Statements obtained from Cook County Assessor’s Office via Freedom of Information Act (FOIA) Request
Update (12/18/2018): When reading the United Center income statements linked to above, be aware that the Cook County Assessor defines “net income” as profits before payment of income taxes and mortgage interest (see p. 137 of the Illinois Introduction to Residential Assessment Practices). Once a commercial real estate concern like the United Center receives its property tax bill, it then deducts interest and state/local taxes (including property taxes) to arrive at “net income” as defined by the IRS for corporate income tax collection. Chapter 6 and Appendix C of Bulls Markets use the Cook County Assessor’s definition of “net income”; so it would be more precise on p. 192 to state that “the owners would have taken home tens of millions of dollars in annual profits, before income tax, even without the breaks.” Based on some back-of-the-napkin math, the statement would still be true in some years without the foregoing qualification—and in more if the figures are adjusted for inflation—but in nominal terms factoring in income tax payments would drag bottom-line profits below $20 million in most years. With regard to mortgage interest, the income statements are confusing. The property tax deal with the state allowed arena owners to deduct hypothetical interest payments on the arena construction loan even after they paid it off. This is why they continued to deduct “STATUTORY INTEREST EXPENSE” from their “net income” (as defined by the Assessor) even after actual amortization and interest expenses dropped to zero after 2000, the year when they paid off the loan (see this article from the Chicago Tribune for corroboration).
